The calls a real estate business gets

Property calls come in bursts. A newspaper ad, a hoarding or a listing goes out, and the phone rings through the evening and the weekend, often when the office is closed or the team is out on a site visit. The questions are familiar:

• "Is the 2 BHK in your ad still available?"
• "What's the price? Is it ready to move?"
• "Can I see it this Sunday?"
• "Where exactly is the site?"
• "What's the project's RERA number?"

A buyer who gets no answer at 10 pm may simply call the next number on their list. Ask Myna answers at any hour, so every buyer's name and number reaches you.

What Myna answers and notes

On every call forwarded to her, Myna:

• answers 24/7: during your hours she handles the call, and after hours she takes the buyer's details for a callback;
• answers in the caller's language and switches mid-call if they do (any three of Gujarati, Hindi, English and Marathi per number);
• tells callers the availability, prices, possession status, site address and directions you have approved, as you last updated them;
• notes site-visit requests with the property, the preferred day and time, and the buyer's name and number. With your own call flow she can also ask, for example, the buyer's budget or the size of home they want;
• during your hours, puts a buyer who wants to talk now through to the staff mobile you choose, after saving their details;
• sends you the summary on WhatsApp within a minute of the call ending, with e-mail as backup.

What stays with you

• Price. Myna quotes only the prices you have approved and never promises one you haven't. Any discussion of the price is for your team.
• Holding a unit. She notes the buyer's interest. She never promises that a flat is held or booked.
• Site visits. She notes the request and tells the buyer your team will confirm the time.
• Payments. Myna never takes payments, token amounts included.
• Documents and loans. Questions about titles, approvals or home loans go to you with the buyer's details, unless you have given her an approved answer.

RERA details on the phone

A buyer may call to check a project's registration. In Maharashtra, the regulator MahaRERA says a promoter's advertisement or prospectus must prominently mention MahaRERA's website address and include the project's registration number, and that real estate agents should register under the Act. Check your own state's regulator for its rules.

Add a project's registration number and the regulator's website to Myna's approved answers, and she reads them to any caller who asks, exactly as you entered them. Agents can add their own registration number too.

Which plan fits real estate

Prices are for businesses in India and exclude GST. They are introductory prices for our first customers, paid month to month with no contract.

Growth

₹9,999 a month for 500 answered minutes. The plan meant for real estate. On top of Starter: visit requests taken step by step with your own call flow, callback calls, and setup done with you on a call.

Starter

₹2,999 a month for 100 answered minutes. For an agent whose phone rings only a few times an hour.

Every answered call counts, rounded up to the next minute; with call forwarding, calls you pick up yourself use none. At two minutes or less a call, 100 minutes cover at least 50 calls a month. When the minutes run out, Myna pauses and calls ring on your phone as before. Setting up in the builder is free, or ₹1,999 one time with us on a call (included in Growth).
